Q What do your services cost?

A: There are no out of pocket costs to you.  You pay no closing costs, attorney fees, commissions or realtor fees. 

Q: What if my house is in foreclosure?

A: No matter what you owe, we can help!  One of our Dealtors will work to obtain all the information about your foreclosure.  From there, our team will get to work negotiating with your bank, attorneys, and mortgage company or any lien holders. You have nothing more to do until we make an offer.

Q: Will I have to make repairs to my home?

A: There are no out of pocket costs to you.  You pay no closing costs, attorney fees, commissions or realtor fees. 

Q: How long is the process?

A: We can typically have an offer to you within days and are able to close on your timeline, in as little as two weeks. 

Q: What about my personal belongings, can you assist with moving?

A: We can help to move your personal items and relocate to a storage facility or to your new home. Plus, we will even clean out any unwanted items or vehicles for donation, or haul away debris.

Q: What if the locks have been changed on my home by the bank before foreclosure?

A: Although the lender can change the locks on an abandoned or vacant property in order to secure their interest in the property, a homeowner still has the legal right to live in the home or sell the home throughout the entire foreclosure process, up to the sheriff's sale.

Q: If my home is sold at foreclosure, how long do I have to vacate the property?

A: Once the new owner receives the deed as proof of ownership to the property, the new owner will need to file an eviction. That process could take anywhere from 30-90 days.

Q: What is a foreclosure?

A: When a borrower defaults on a mortgage, the lender can then use the legal process of foreclosure on the property, in order to satisfy the debt obligation.  

Q: What is a deficiency judgment?

A: If the foreclosure sale does not repay the debt in full, the court could award a deficiency judgment that would allow the lender to pursue the remainder of the debt against the borrower’s personal assets. 

Q: What is a quiet title suit?

A: A quiet title suit is primarily used on tax delinquent properties and is used to clear up title defects in the court in order to establish ownership.

Q: What is a quit claim deed?

A: Quit claim deeds are often used to clear up title defects outside of the courts and give ownership.

Q: What is a bond for deed?

A: (called Land Contract, Contract for Deed, and Installment Land Contract in other states): This is a real estate sale agreement where the buyer takes possession of the property and pays the owner in installments until the agreed amount is paid in full. Agreements are unique in each instance due to the specific terms of each deal. The title remains with the seller until the debt is paid.
